The main entrance axis to Santa Cruz from the south, a new business center, a system of public spaces from the new Court square to the Avenida de la Constitución, the waterfront park and the Auditorium.

A mixed-use program fit in two elements: Offices in the 12 storey free-standing office tower, and a mall in the stair-shaped plinth.

The tower seems to have abandoned its original site so as to be aligned with the avenue and face the auditorium, creating a slightly sloped patio from which users can access both buildings.
